TThis is the second article in a series that explores ways in which remodeling projects can give a home perceived value in the eyes of the buyer before the home is put on the market. Our last article was about painting and kitchen remodeling. If there is still a budget left for projects, here are some other areas of the home buyers will consider when considering buying a home. Remember, buyers look for homes online first. They are looking for home sale websites and they are looking for eye candy. Give it to them. Remember that the ultimate value of a home depends on what a buyer is willing to pay and what a seller is willing to accept. Helping a homebuyer fall in love with a home at first sight will give them the highest perceived worth and encourage them to fight for the home when it is a competitive situation.

Now that the house has been repainted through and through and a new life has been breathed into the kitchen, it’s time to look into the flooring, bathrooms and bedrooms. Giving buyers a home with a neutral color palette allows them to introduce themselves, add their personal touch and decor.

Flooring

Damaged, worn, or stained floors can be daunting. Skilled buyers are looking for uniform, new floor coverings. The standard is hard surfaces in the main living areas and carpet in the sleeping areas. Hardwood, solid or constructed, Laminate Luxury Vinyl Plank are great options for living rooms, kitchens, and dining areas. Materials like tiles, LVP and solid slab floors like marmoleum are often found in wet areas like bathrooms and laundry rooms. Carpets in the bedrooms provide a quieter environment and feel warmer to walk barefoot. Some choose to have hard surfaces throughout the home because they are easier to clean, keep clean, and promote healthier indoor air quality. There are great floor coverings to suit all tastes and budgets. If it is not possible to replace all of the flooring, make sure the flooring is clean and then repeat what is necessary.

This is a great opportunity to make a big difference with little money. Painting the walls and vanity, adding new lighting and hardware add a fresh feel and can usually be done by yourself in a weekend. A new vanity, mineral material counters, updated sanitary fittings, tiled floors, a bathtub and a walk-in shower will appeal to the high-end buyer.

Now that the rest of the house is looking great, don’t forget to add a little love to the bedrooms. Usually a fresh coat of paint and a few new lighting fixtures will do, but if possible, new doors, moldings and fixtures add a custom feel and add value.

Giving buyers tastefully completed projects reassures them that those tasks are already completed. While some home buyers have the financial and mental resources to remodel a home, most want a finished home that is turnkey and ready to move into.
